- How long will the design and other preliminary work take?
There are a number of preliminary elements that need to be completed before construction can start including an assessment of the site conditions, completion of plans including the concept plans, working drawings and engineering plans, specification of your selections and building approval. The design and preliminary work timeframes vary depending on the complexity of the project.
- How long is the construction process?
Construction timeframes also vary depending on the complexity of the project. For example, a single story home can be completed in less time than a home that is more than two storeys or a home that is to be constructed on a sloping block.
- How long does it take to receive building approval?
Standard building approvals can vary from 10 days to four weeks, depending on the local authority, the complexity of the project and whether or not any additional applications are required relating to site relaxations or build over assets for example.
- What happens if building costs are too expensive and we decide not to proceed but want to use the plans at a future date?
If you decide not to proceed with construction after working with Build Prestige Homes on the design and wish to engage an alternative builder, a copyright release fee is calculated at at least 3% of the indicative costs of construction.
- Does Build Prestige Homes provide a fixed price building contract?
At Build Prestige Homes we present our clients with industry standard Building Contracts from the Housing Industry Association or Master Builders for the construction of your home. A large portion of the costs will be fixed. Your contract will also include prime cost (PC) and provisional sum (PS) allowances for fixtures, fittings and some supply and install elements of your home. The final price of the PC and PS items will be determined during construction and may be greater or less than the allowance, depending of the clients final selection and costs at the time of ordering.
- How and when do variations to the contract price occur?
Variations are part of the building process. Variations may be requested by the client if for example, the client wishes to add to the home or they choose a fixture or fitting that is greater than the prime cost allowance. The process for variations is outlined in the contract. While rare, at times circumstances present that require a variation to accommodate an unforeseeable issue with a block of land (for example). Whilst every effort is made to minimise any unforeseeable variations, at times it may be unavoidable.
Variations may be requested by the client if for example, the client wishes to change one of their selections after the contract has been signed. The process for variations is outlined in the Master Builders Residential Building Contract. While rare, in extraordinary circumstances variations may also be needed to accommodate an unforeseeable issue with a block of land. Whilst every effort is made to minimise any unforeseeable variations, at times a variation may be unavoidable.
- Will Build Prestige Homes quote my existing plans?
Build Prestige Homes is happy to provide a professional, accurate estimate of construction costs for designs by others for a fee, which depends on the size of the home and complexity of the project. If you would like us to quote your plans, we can confirm the price of the estimate before commencing works. When obtaining quotes from a number of builders, it is important to carefully review the inclusions in each quote and to ensure you are comparing ‘apples with apples’ so to speak. If you are very price governed, please be aware that some quotes may not include everything that is required to construct your home to your specifications as the quality of materials and workmanship can vary greatly between builders.
